What the monthly price includes
Every GladStay rent includes electricity, gas, water, council tax and internet. It is one monthly payment with no extra monthly fees, so the price on the listing is what you pay each month. Rooms are renovated before they are rented and come fully furnished with a bed, wardrobe, desk, chair and storage.
Listings also show how much of the rent goes on bills: £295 a month on every room listed today.
Read what “bills included” covers for the full list, plus the optional extras.
What you pay to move in
Beyond the monthly rent, three payments come before you get your keys. The legal limits in England are set by the Tenant Fees Act and the Renters’ Rights Act:
Holding deposit, to reserve the room
Capped by law at one week’s rent: up to £213 for a room at the average £927. At GladStay it counts towards your move-in balance. See holding deposits explained.
Tenancy deposit
At GladStay, one month’s rent, which you can split into two payments. The legal cap is five weeks’ rent (where the annual rent is under £50,000), and the deposit must be protected in a government-approved scheme. See deposit protection explained.
First month’s rent
Due only once the tenancy agreement is fully signed. Since 1 May 2026 a landlord cannot take rent before you sign, and can ask for at most one month in advance after signing.
Worked example
For a room at the average £927 a month, the move-in balance is £1,854: the first month’s rent plus a one-month deposit. The holding deposit you paid to reserve the room comes off that total.
What makes one room cost more than another
- Room type. Small singles average £720, studios £1,645.
- A private bathroom. Rooms with an ensuite average £1,083, against £911 for rooms that share a bathroom.
- Room for two. Some rooms can be rented by a couple, and the rent for two people is higher than the price for one. See renting as a couple.
- Outdoor space. Some rooms come with access to a garden.
- The area and the house. Location plays a big part: double rooms alone range from £736 to £1,212 a month, depending on where they are and the house they are in.
How a room compares with renting a whole home
The Office for National Statistics (ONS) tracks what private renters pay for whole homes, not single rooms. Its provisional estimate for September 2026 puts the average monthly rent in London at £2,338, up 3.5% in a year, against £1,466 across England. The highest local average was Kensington and Chelsea, at £3,739.
Those figures are for whole homes, where tenants usually pay bills and council tax on top, so they are not a like-for-like comparison. Even so, the average GladStay room, at £927 with bills included, costs less than half the average London home.
Working out your budget
- Start from the monthly rent with bills included: at GladStay that already covers energy, water, council tax and Wi‑Fi.
- Add travel to work or study. Check the journey from the postcode district on each listing.
- Keep the move-in money ready: roughly two months’ rent (£1,854 for an average room), and the holding deposit you paid counts towards it.
- Rent is paid monthly. Weekly payments are not available at GladStay.
- Comparing with another listing? Add the bills and council tax it leaves out before you compare prices.
