MINIMUM DEAL REQUIREMENTS

Reference check required or 3 Months Upfront (please see the table below)
The agreement must start within 5 days from the viewing or from when the room is available;
ONLY once all the 5 steps below are completed we will be able to arrange the check-in;
The holding deposit will be lost if any of those steps are not completed in time.
💰 MONEY REQUIRED
- 1 Month Deposit (Refundable once the tenant vacates)
- Rent in advance (The days between the move-in date and the 25th of the month included, which is the collection)
- £295 One-Off Utility Contribution ( 50% Fee can be agreed if there are pay-as-you-go meters for Electric and Gas installed in the property )
e.g.
Bedroom rented at £1000 PCM – Collection day on 25th of the month
Move in date on the 11th, therefore it will be 15 Days in advance (£500)
Move in Money:
£ 1000.00 Deposit
£ 500.00 Rent in advance
£ 295.00 One-off Utility contribution
£ 1795.00 TOTAL to be paid before moving in
STEP 1 £ 230.00 Holding Deposit paid to book the bedroom (1 week’s worth of rent)
STEP 5 £ 1565.00 Balance to be paid before move-in ( £1000 paid into the Deposit Account + £565 paid in the Rent account)
Then, the following rent will be £1000, and it will be due on the 25th of the month.
AGENT RULES
Please be transparent when renting and inform the tenant about our rules.
If renting to a couple, we will need the contact details of both people. The same email or phone number for two applicants will not be accepted!
The Bedroom is considered rented only when all the following apply:
- The Agent has informed the applicant about our terms and conditions, and the applicant is happy to proceed;
- The agent has filled the application form with all the applicant’s correct details;
- The Applicant has completed the STEP 1, meaning he paid a ONE week Holding Deposit to secure the bedroom.
EVERY APPLICANT MUST GO THROUGH THE NEXT FOLLOWING 5 STEPS BEFORE MOVING INTO THE PROPERTY
STEP 1 – Pay the Holding Deposit to take the room of the market;
The Holding deposit is ONE week’s worth of rent, which will be deducted from the Total move-in money due.

STEP 2 – Pass the Right to Rent Checks;
The prospect Tenant will receive an email asking to fill out a form and upload all documents required for the right to rent checks.
STEP 3 – Go through a Referencing Process or 3 pay Months’ Rent Upfront;
You can choose one of the 5 options when filling out a new application form:
Affordability Checks – We will require the following documents:
- Last 3 Months Bank Statement
- Proof of Employment (Last 3 Payslips / Work Contract / Last Self Assessment)
Landlord Reference – We will require the following details:
- Previous address
- Landlord / Agent details
- Rent amount paid
- How long the tenant lived there
NOTE:
STEP 4 – Sign the Agreement;
We require the agreement to be signed before the tenant moves into the property;
NO Adjustments can be made to the agreement.
STEP 5 – Pay the move-in Money;
This will be the total amount minus the holding deposit, which has already been paid at STEP 1
We require the total amount of move-in money in clear funds before the tenant moves into the property;
Payments during the check-in are NOT allowed.
